Spotlight in HVAC

Aside from the electrical system, the HVAC is the most intricate and complex part of a building, due to its many moving parts.

Most Common HVAC Problems:

  • Faulty thermostat
  • Water or refrigerant leaks
  • Blower running continuously
  • Ignition or pilot malfunctions
  • Tripped breakers or fuses blown
  • Dirty filters, evaporator coils or condenser
  • Inefficiency prevents even temperatures throughout building
  • System is beyond its life expectancy and/or too much wear and tear on components

Most Hazardous Issues:

  • Carbon monoxide poisoning due to poor vent installation or cross connection of combustion air with conditioned air
  • Furnace noises like squealing or whining could be minor, but a bang or pop could indicate gas buildup in a fuel-burning system
  • Abnormal smells (rotten eggs, burning, musty) could be anything from a gas leak to mold growth due to moisture buildup or it could even be the electrical system

Solution:
If you experience any of the three dangerous issues above, turn off the system immediately and contact a licensed HVAC contractor.

Prevention:
Preventing problems, before they happen, is always safer and most cost-effective.

  • Change the filter every 3 months
  • The National Air Duct Cleaners Association recommends getting  air ducts cleaned every 3 to 5 years, depending on how often the HVAC is used, the region of the building, and any respiratory conditions the occupant may have
  • Some HVAC Contractors offer a maintenance plan to service the system twice a year, which can be a great option
