A Quick Reminder About Exterior Elevated Element Inspections

 

California’s SB 326 and SB 721 laws require inspections of Exterior Elevated Elements (EEE) such as balconies, decks, walkways, and exterior stairways.

 

Many property owners completed these inspections when the laws first took effect. But the vast majority of HOAs and property owners still have not complied — and it’s worth remembering how non-compliance can affect other transactions and result in fines.

  • Recently, we’ve conducted inspections due to the owners’ insurance companies requiring proof of compliance when renewing coverage
  • We’ve been getting more calls from condo buyers because their lenders are demanding documentation for the loan
  • Fines can be up to $500 for each day of non-compliance

If an inspection hasn’t been completed, it can sometimes create delays or complications when those documents are requested.
