You may have seen rock-bottom prices floating around for SB 721 inspections. Before you book one, it’s worth asking: what exactly are you getting?

 

SB 721 inspections aren’t one-size-fits-all. The statute sets minimums, but the scope of service varies a lot between companies:

 

Some companies only inspect the bare 15% minimum and charge extra for everything else. Others won’t do boring (drilling a small inspection hole to check for hidden damage) unless you pay an add-on fee — and without it, hidden rot or moisture damage can go undetected. Some provide repair cost estimates as part of the report; many don’t.

 

A bargain quote that leaves out borings or cost estimates can end up costing you more — in follow-up fees, in missed problems, or in a report that doesn’t actually tell you what’s going on with your building.
