Why Inspectors Don’t Re-Inspect Repairs

 

It’s a common request:
“Can you come back and confirm the repairs were done correctly?”

 

While it sounds reasonable, this type of verification typically falls outside the scope of a general inspection.

 

Inspectors are generalists. Our role is to identify visible issues and recommend further evaluation or repair by a licensed professional—whether that’s plumbing, electrical, roofing, or another specialty. Once the work is completed, that specialist is the one qualified to stand behind it.

 

A simple way to think about it: if your doctor refers you to a specialist, you wouldn’t return to your general practitioner to confirm the specialist did the job correctly. The same principle applies here.

 

In addition, “signing off” on repairs performed by others is not something most inspection companies are insured to do. For that reason, the best path is to have repairs completed by a qualified professional and request documentation or confirmation directly from them.
